Adding a room to your house is a very exciting project However, before embarking building a family room addition the homeowner should first consider several important items. These items include: home market values in the neighborhood, financing, home building costs, family room design plans (size and scale of project), architecture, and timetable for completion, personal disruption/inconvenience threshold and the sweat equity commitment level.

Designing a Family Room Addition and Assessing Market Value
Prior to actually breaking ground on a family room addition, it is best to first have a plan. You need to determine what you are looking for in additional living space. For example: How many square feet? What types of rooms? Once this is understood, it is then important to find out the market value of homes in the local area with similar size and features to the new and improved home. With this information the homeowner can then calculate the difference between their current home market value and the new and improved home market value. This difference should represent the maximum cost budget for the new addition if a positive investment is desired. For example, a homeowner would not want to spend $40,000 on a new family room addition that provides only $20,000 in increased market value to the improved home.

Schedule and Sweat Equity Commitment
The next two items that should be considered include the timetable for completing the project and the homeowner sweaty equity commitment level. Many homeowners assume they can do a lot more than they are either skilled to do or have the time to do. From personal experience, I would suggest contracting out the site/ground work, rough framing, roofing, siding, heating/cooling, and the drywall. All of these tasks require skill, time and brawn. If local laws permit, electric and plumbing may be tackled by the homeowner. However, both require skill and can be life threatening if not performed properly. Other tasks that a homeowner could tackle include installing interior doors, finish trim, painting, cabinet installation, tiling and hardwood flooring. Prior to a homeowner signing up to any specific task however, they should first honestly assess their skill and available time, and compare them to their project schedule. If they don’t match, hire the contractor.

Threshold of Inconvenience and Disruption
Finally, a homeowner should consider their threshold for inconvenience and disruption. A family room addition, particularly if it involves the kitchen, is very disruptive to today’s busy lifestyles. It is also a dusty, dirty and noisy endeavor. In addition, dealing with subcontractors can be challenging at best. For a typical family room addition anticipate several months of effort and inconvenience. If after assessing all these issues you are still willing to move forward with the project, contact your subcontractors, pull your permits and get ready for an exciting time. For most homeowners building a family room addition is a positive experience that provides both new living space and a great investment.

Any remodeling project can seem overwhelming, but it’s guaranteed to go more smoothly if you hire the right contractor.

A backyard isn’t the same as it used to be – a place to grill, where kids play ball, or just an extra spot to mow. Now the trend is to make the backyard an outdoor retreat or an extension to the house. The Home Remodelers Group® can help transform your outdoors into a beautiful year round sunroom, a deck for entertaining or even an outdoor kitchen.

As reported in the May 2006 Consumer Reports, designing and furnishing an outdoor room is the second most likely home-remodeling project to do. Specifically, approximately 1.2 million U.S. households will install a fully functional outdoor kitchen, according to a study by the industry research company inquiry.

In 2004, Better Homes and Gardens magazine received survey responses from nearly 60,000 Americans describing home improvement projects and future home-building aspirations. Better Homes and Gardens found that people want indoor/outdoor livability, technological innovations, flexibility for family needs and a kitchen-centric focus. (REMODELING Magazine, September 1, 2005)

Homeowners are seeking ways to make the outdoors a functional part of the living area. To accomplish that, the barriers between outdoors and indoors, such as walls and solid doors, are going away. As cited in “A Simple Way to Increase Outdoor Living Space” at HGPgal.com, for homeowners looking to add to their living space, improve their lifestyle and increase the resale value of their home, the perfect solution is to extend living areas outdoors through the addition of decks, patios, outdoor kitchens and entertainment areas.

“The line between the house and the outdoor space continues to disintegrate,” says Julie D. Taylor, author of Outdoor Rooms. “Many designers are using the same, or similar, materials both on the interior and exterior to extend the house to the outdoors. It breaks down the barrier and gives a feeling of a larger house.”

Alternatively, instead of thinking of the barriers disintegrating, another solution is effective indoor-outdoor connections. These connections can include French doors opening up onto a porch, or the addition of a window to expose a lovely view. Indoor-outdoor connections can be as simple as adding a mudroom between the garage and the home, or more complex, such as an outdoor entertainment area placed just outside the doors of a home’s main gathering space. Adding visual connections to the outdoors, such as through the addition of glass doors or enlarging a window, adds value to your home by making its interior space appear larger than it actually is. (“Connect Inside of Your House with the Beauty Outdoors,” Ann Robinson, Deseret News, April 2005)

To create the outdoor living space that you want, start by determining your budget and your desires.

Consumer Reports provides some tips about what to consider for building room extensions or outdoor entertainment areas:

* Determine how you will use your space

* Consider location

* Be sure to weatherproof

* Incorporate lighting and heat

* Consider safety

No matter what extension you decide to make, it will undoubtedly add value to your home. As cited by Ann Robinson in Deseret News, “Exterior living space adds usable square footage to your home without costing you the $120-plus per square foot you’d spend for the construction of an addition.”

The Home Remodelers Group® can work with you to determine your indoor-outdoor remodeling desires. We have many gorgous sunroom plans and other renovating features available on our website at www.homeremodelersgroup.com. So, if you need a new area to relax and enjoy reading your favorite book, a place to create a new home gym, a place to add a spa to create your own special oasis, or an area for entertaining family and friends, a new sunroom, deck, or outdoor kitchen may be the perfect solution. We can help bring the outdoors in or take your family out in a comfortable and relaxing setting.

There are many different ways to spruce up your home little by little. Whether you are interested in fixing up the exterior of the home or the interior, there are ways to go about doing so which are cost effective and easy to complete. If you are eager to give your home a quick makeover on the inside one way to do so is to change the hardware on various fixtures throughout the home. Items such as door fixtures and plumbing fixtures can be changed and this will bring about an entirely new look to the room.

Reasons to Change Hardware in Various Rooms of the Home

There are a few reasons why you may wish to change the hardware on fixtures within your home. First, changing the hardware on items such as doors and plumbing fixtures will add a more modern look to the home. This is especially true for those who have outdated fixtures and have not changed the hardware since they moved in. Another reason to change the hardware in the home is that the current items may be worn out and changing the hardware is a quick way to make the rooms look fresh and new. Also, changing the hardware on doors, cabinets and plumbing fixtures will make a room match better, especially if the current hardware is mismatched in some way.

Choosing New Hardware for Items in Your Home

Prior to heading to the store to buy new knobs, handles and plumbing fixtures for the rooms in the home, determine what type of look you are striving for. Consider the room in which the hardware will be replaced and note the furnishings within the room. You want to choose hardware which not only matches the other fixtures in the room but also all of the furnishings that are in place within the room.

You also want to figure out what style of room you are searching for when it comes to giving the room a quick makeover. Determine if your taste is more along the lines of a contemporary look or you wish to exude a look of the past. You will be able to find hardware in various styles and there is certain to be a style to suit your individual tastes.

Determining What New Hardware Pieces are Essential

If you are on a tight budget and wish to replace hardware pieces within the home, there are a few ways to determine which ones are essential. The first thing you should do is to look around the home in the different rooms and see which rooms contain hardware that are in complete disrepair, whether it be plumbing fixtures, doorknobs or cabinet handles. It is always best to start with the items that need to be replaced and then move on to those which you would like to replace in order to give the home a quick makeover.

Once you have replaced the hardware on the necessary furniture or fixture items, then if there is money remaining in your budget you can move on to those items which could use a new look. Try replacing hardware a complete room at a time so that all of the new hardware pieces will match within the room. This mini home makeover will work best if your finished product is a room with a completely new look and all of the prior hardware pieces which used to be in place are now long gone.

Obtaining a Good Deal on Hardware Items

There are a few places you can shop for your new hardware pieces. Home improvement stores, general product stores and online retailers are the best places to start your search. If you are looking for a large number of items such as knobs and handles, ask the retailer if they offer bulk discounts. If you are searching for plumbing fixtures in order to give your bathroom or kitchen a new look, try to find quality items on sale as this will be gentler on your wallet than if you simply purchased the items for full price.

Getting in shape is on the minds of many individuals these days. Some choose to obtain gym memberships whereas others would like to have the convenience of working out at home. For the latter group of individuals, creating a home gym might be the perfect option to bringing the optimal exercise atmosphere home to you. If you are interested in creating a home gym and making working out as convenient as can be, the following will provide some tips on how to make your dream of a home gym reality.

Figure Out Where the Home Gym Will Go

The first step to creating a home gym is to figure out where it will be placed within the home. If you have a separate room which you can set aside as your workout location, this is ideal. However, for those who have limited space within the home, it is completely possible to create a home gym in a room which is used for other purposes as well. Take a good look around the home and determine which area would be most suitable for your home gym location.

Determine How Much Space Is Available

When creating a home gym you also want to determine how much space you will have available. Doing so in the beginning will help you to decide what type of workout equipment you want to buy for your home gym. Before making any equipment purchases, take down some measurements of the available space as this will prove helpful when shopping for workout products.

Peruse Different Types of Gym Equipment

Some individuals will know exactly what types of gym equipment they want to buy for their home gym whereas others may need to peruse the options before deciding on particular types thereof. Try searching various equipment options online and in fitness magazines to see which ones peak your interest. Also, if you are interested in working out specific portions of the body try searching for equipment which will work out those areas in particular.

Shop for the Home Gym Equipment and Furnishings

Once you have a good idea as to what type of home gym equipment and furnishings you wish to buy, the next step is to make the desired purchases. Buying items at sporting good stores and fitness retailers will often provide one with the most options. Try visiting your local sporting good stores so that you can view the equipment in person and even try it out. Later, if you figure out what brand equipment you want and have tested it out in the stores, look online for the items as these may yield the best prices. However, just be sure that the online retailers ship for free as these products are often quite heavy which can make for extremely expensive shipping costs.

In addition to the fitness equipment, you may also want certain furnishings in your home gym. Items such as a chair, towel rack and even a television for viewing while working out may be good purchases. Consider what extra niceties might fit perfectly within your new home gym and check out options with regard to those as well.

Time to Set up the Home Gym

Once everything has been decided upon, purchased and received, the final step is to set up your new home gym. Prior to setting the equipment up you should already know where everything is going to go as it will be difficult to move things around too often due to the weight of a lot of exercise equipment pieces. Since most equipment will need to be assembled, try to do so in the home gym room as this will make for an easier time getting everything set up and ready to go. Once you have it all set up, you are ready to get started working out in the convenience of your own home.

There are various rooms in the home which many state to be their favorite one. One such room is often the home theater. This is the perfect area for the whole family to enjoy. For those who do not yet have a home theater in their residence and wish to set one up, the following will provide some useful tips for selecting the proper electronic equipment and furnishings as well as how to set up the whole room so that the finished product is a spectacular one.

Choose a Room or Space in Which the Home Theater Will Be Located

Before heading out to the store to buy electronic equipment or furnishings for the home theater it is important to select the space in which the home theater will be located. It is most advantageous if there is a completely separate room which will accommodate the home theater alone. However, for those who have limited space and would like to make a portion of their family room into a home theater this too may be accomplished. After selecting the appropriate room or space for the home theater, take down measurements to determine how much space you have to work with.

Determine What Items Are Desired and Where They Will Be Placed

The next step in the establishment of a home theater is to decide what items you want your home theater to have and where they will go in the room. Some necessary items will include a state of the art television, DVD player, DVDs, television stand or wall mount, speakers and proper seating. Additional items may include a surround sound system, new lighting, wall decorations and tables. Once you have determined what type of home theater items you want in the room, make a sketch of the room and take note of what items will go where within the room.

Consider Soundproofing the Room

For those who wish to go all out with regard to their home theater, soundproofing the room may be an option. However, this can be a more in depth task therefore only those who are capable of completing a job of this magnitude should attempt it as it often involves a larger type of home improvement project. For those who may not have the expertise but can afford to do so, you can always hire someone to soundproof the room for you. Just keep in mind that it is not necessary to soundproof the room in order to have a great home theater as soundproofing is simply an additional nicety which some may desire.

Shopping for Your Home Theater Equipment and Furnishings

It is now time to purchase the items for the home theater. For the electronic equipment, it is often best to shop at electronics stores, either at their physical locations or online, as these types of stores will usually yield the largest variety of products. Determine what your budget is with regard to equipment and choose items which will go perfectly within your new home theater. Try shopping sales and consider purchasing items online as web-only specials are frequently offered via this route. If buying equipment online just be sure to inquire about free shipping and insurance protection options as the equipment is fragile which requires careful shipping.

As for the furniture which will go in your new home theater, purchasing items such as recliners, side tables and wall decorations will all make your home theater comfortable and give it a homey feel. Determine what look you are going for with regard to the overall feel of the room and choose furnishings which will accomplish this goal.

Furnish the Room

The final step is to set everything up within your new home theater. Take out your sketch of where you wanted to place the items within the room and get started on setting everything up. This should be the easy part as you have already determined where you would like things to go and you have the necessary items in which to furnish your new home theater.

Due to the current down market, more and more people are looking for alternate, non-traditional ways to sell their home. The days of sticking a FSBO (For Sale By Owner) sign in the yard or simply listing it with the realtor that your friend at work used, just isn’t having much effect these days. Depending on your selling situation, selling your home to a professional home buyer can be the right selling decision. As with other home selling options, selling your home to a real estate investor has benefits.

Working with an experienced investor can really simplify and expedite the process. Some of the great benefits of selling your house to a professional property buyer are: you are able to sell your house fast, “as is” on the date or your choice, you do not have to pay large real estate commissions to a Realtor, you do not have to spend your time, energy and money updating and making repairs and you only have to have one showing. There are many other benefits that an honest, experienced and well trained Charleston real estate investor can provide, such as knowing exactly how to handle problem properties or situations where Low Country folks are taking the brunt of the current economy on the chin and are facing many of the more and more common financial problems like foreclosure that need short sales in order to sell their over leveraged home and avoid foreclosure.

I would recommend selling your house to a local real estate investor if you are in any of the following selling situations:

I am behind on monthly mortgage payments I need to sell my home fast I am moving out of state or out of my local area and can’t afford two mortgage payments I have been transferred by my job I am going through a Divorce and need to sell my house My home is 100% financed and I do not have enough equity to list my home with a Realtor I need to Stop Foreclosure and avoid ruining my credit I am currently in Bankruptcy Someone in our family has health problems and can not work, therefore we can not pay our bills I am tired of being a Landlord and do not want to deal with tenants anymore My home needs lots of repairs and I do not have the time or money to fix it up My home is in pre-forclosure I want to cash out of my investment property My home has been on the market with a realtor for many months and my listing agreement is now expired, I want to sell my house fast, now We recently inherited a property and want to sell it quickly and want someone familiar with an estate sale and the probate process I own my house free and clear and am willing to wait for the market to turn around but would consider taking payments for my equity if I can get my asking price now

As you can see there are many reasons why you should consider selling your home to a local home buyer, and these are not all of them. Simply put, listing your home with a Realtor or trying to sell your home FSBO cost you money and time, it also does not get you offers within just a few hours/days. If you do not have time, do not have money, or simply do not want to deal with the hassles of selling your home, then sell it to a real estate investor. You may be happily surprised by the offer you get.

Before calling some random number on the side of the road off one of those “We Buy Houses” signs, it is important to make sure you know who you are dealing with. Unfortunately, there are a few unethical investors, like in any business, and currently the real estate market is a prime target. Thanks to the Internet it is relatively easy to locate information about a legItimate business. South Carolina business owners are required to register with the South Carolina Secretary of State and you can see if they the business you are calling has bypassed even that basic requirement. The Attorney General’s office handles consumer complaints, as does the Better Business Bureau. Realtors and brokers are licensed through the Real Estate Commission. These agencies can help to ensure you are working with a licensed, legitimate, complaint-free business or real estate investor.

Finding the right home improvement company to update or renovate your home doesn’t have to be a stressful and disheartening process. Yet most homeowners have no idea where to start because they are bombarded with bad press about contractors who are dishonest, inexperienced and downright unreliable. Homeowners today are wary of who they can trust.

Home Improvement Complaints and Scams:

“With lower-rate mortgages tempting homeowners to trade up to a bigger house, or to refinance and expand or repair their existing home, we’re finding that construction and home improvement activity is way up, and with it is the number of complaints in those areas,” said Consumer Protection Commissioner Edwin R. Rodriguez. (Consumer Affairs, January 2006)

“Home improvement complaints rank as the top consumer complaint in Connecticut and elsewhere across the country,” Rodriguez said. “While home improvements themselves can be expensive, any problems that arise often cost consumers thousands more to fix. Unfortunately, there have been many cases where a homeowner is left with a huge problem and has no financial means of getting it repaired.” (Consumer Affairs, June 2006)

Basic scams usually do not occur with accredited companies, so make sure the company you use is licensed. “The law requires home improvement contractors to register and follow certain procedures for a reason, to protect homeowners,” Rodriguez said. “This includes complying with state laws that assure consumers a level of financial protection.” (Consumer Affairs, June 2006)

Be Wary of Certain Sales Tactic:

According to the National Consumer Law Center at consumerlaw.org, unscrupulous contractors mostly target senior citizens. Do not fall into the trap of the following sales tactics that take advantage of homeowners:

•	“Bait and Switch” – offers low prices for installed items like windows and home siding, and then tells the homeowner the item is out of stock and can only be replaced with a high-priced substitute.

•	Misrepresent the urgency of a needed repair.

•	Claim the item is more expensive than advertised because it has to be “custom made” to fit the home.

•	Misrepresent that the consumer is receiving a discount because the home is selected to model the repair when, in reality, the consumer is paying market price or more.

•	Misrepresent the energy savings, health benefits and value added to the home.

•	Misrepresent the terms on which financing is likely to be arranged.

Practices to Follow for Finding the Right Contractor:

If you hire a contractor with a license and a good reputation (such as the Home Remodelers Group®), you are guaranteed to avoid unfinished work, financial wrongdoing and fraud.

The National Consumer Law Center has a list of suggestions for homeowners looking for a home improvement company:

•	Do not hire an unknown contractor that solicits business by knocking on your door. Deal with companies recommended by friends or reputable building supply stores.

•	Before agreeing to hire any home improvement contractor, get a second estimate for the same work from another contractor.

•	Get references for the contractor and speak to those references. Ask about satisfaction and any problems that arose.

•	Look at other work performed by the same contractor.

•	Many states require contractors to be licensed and/or bonded. Check with the state licensing body to see if the contractor you are considering is licensed.

•	Get a written contract describing explicit specifications of the work, the price (including details of any financing or credit terms), the responsibility for cleaning up, and the hourly rate for any added work. Ask for guarantees and other promises to be made in writing.

•	If the written documents are different from oral promises, do not sign them.

•	A 3-day right-to-cancel applies to door-to-door sales and home improvement loans even after the papers have been signed.

•	Do not allow a contractor to begin work until financial arrangements to pay for the work are complete.

•	Do not agree to pay the final payment until the project is finished.

•	Do not consolidate other debts with a home improvement loan.

•	If problems with a contractor or home improvement lender arise, get help from a lawyer or housing counselor immediately.

Take Care of Your Home:

The Home Remodelers Group® has been in business since 1964 and there is a simple reason for our longevity. We take great pride in helping our customers beautify their homes, we enjoy our work and we want our customers to be happy with their homes. The Home Remodelers Goup® is licensed and insured so you can feel secure when working with us. Before you sign any contract, we provide a written estimate and detailed information on the scope of the project. You’ll know exactly what you are getting before we do anything. We do this to provide our customers with peace of mind. We have survived in this business because we focus on customer satisfaction, attention to customer service and offer quality products at a fair price.

Think of your home like a child that needs a doctor. You would take your child to a licensed and professional doctor, not someone that comes to your door. So make sure your home receives the care it deserves by hiring experienced and well-accredited home improvement professionals.

CCTV systems all over the country, in schools, colleges, clubs, retail outlets all work on the simplest of rules; stick up a camera to constantly monitor a high-risk area and when an incident occurs go to the recording device and manually scan the recordings within a given time-frame. Once found, hand over recording to the authorities when reporting the incident. Simple.

Let us concentrate on the most time-consuming, cumbersome part of that process. The playback. The traditional playback method is a stand-alone video recorder with time-encoded cassettes. Scanning these images can take hours with a high rate of error as blink-and-you-miss-it incidents are often over-looked. Storage space and off-site back-up is a problem; archived tapes can be difficult to access quickly.

A generally accepted fact is that ‘old dog’ analogue camera technology provides the best image quality image, however, ‘new tricks’ playback control software dramatically reduces surveillance and incident investigation.

So do you have to buy a whole new digital system and cameras?

Nope. Keep your existing analogue CCTV cameras, install ‘box of tricks’, view images digitally on your computer.

Now you can do all of these whizzy new things, quickly, simply and most important of all, at a fraction of the price of a whole new system.

Instantly search and review by motion in user-defined area of image
Save hours on manual scanning
Digitally search image by specified movement direction, time, date etc.
Extract image or still and send encrypted file to authorities
Safe online storage and backup of images
Record images only when motion is detected
View images anywhere you can connect to the internet
Connecting your existing cameras, or installing additional ones from the new range IP cameras with HD quality images, so you can take advantage of the latest software has never been easier. Full demonstrations are available so you can appreciate the full impact this technology offers.

With the invention of some modern technology, security systems

have become more or less common in protecting many businesses and establishments from theft. For a place containing objects of high value, it is important that there be safeguards against break-ins, and so varying measures are taken to install enhanced security equipment. Of course, the extent of security technology depends on the collective value of what is inside. A museum, for example, should have much more sophisticated security technology than say, a gas station.

In recent decades, home security systems have become more and more common in the home. Security technology is now more affordable and more user friendly, making it a good option for ensuring home safety. There is a considerable range of security technology, from the most basic to an extensive system complete with cameras and lasers. But the installation can always be catered to suit the clients specific needs and is no doubt a necessary precaution that may eliminate unneeded stress and anxiety.

There are many components that make up a home alarm system. A general and basic approach is to start with the entrances to the house and makes sure they are as secure as possible. All windows and doors should be equipped with reliable locks that make them impossible to open from the outside. Also, entrances can be fitted with technology that detects a forceful break-in that will then activate an alarm. The main alarm system is one of the core components. Some homes have an alarm that is activated whenever a door is opened, which then must be deactivated with a code. This is a great foolproof option that leaves little room for error. One must make sure that anyone who enters their home with their permission has the deactivation code, otherwise it will be assumed that the house has been broken into and security personnel with be notified.

Exterior lights are always a good idea, since they keep the premise well lit and discourage people loitering around the house or the yard. Motion sensing lights are also very useful as they can alert neighbors or people within the house of someone or something that is near the premise. It is surely much more difficult to break-in to a house that offers no dark corners or shadows for a thief to lurk in. Interior lights are an important component as well. When the house is left empty, some small lights can be left on to give the appearance that someone is at home. Slightly more involved technology will automatically turn on several lights when a break-in is detected or the alarm is activated, serving as a kind of panic button that will draw attention to the situation. Many security systems will advertise their presence with a sticker or decal on a window or door. This may be enough to deter thieves in itself; a fair warning of what may happen should one try to break-in.

You may have heard of an alarm system which rings an alarm when it senses some intruder trying to enter the house. This is usually left on or is active in the night or you can make it active when there is no one at home. The ringing sound alarms your neighbours too and they will soon get alert in your absence. Leave behind a message to your neighbour when you are not at home so that they will be alert and will inform the cops in case some thing untoward was to occur. This can be adjustable and reset too.

There can be a laser fence surrounding your house or office. Any intruder who tries to break the fence will trigger the alarm system. This way, you can safe guard your house from intruders.

The most advanced way of doing this is by installing an indoor or out door surveillance camera. For those who cannot afford this, can also install a fake device which looks like the real one and misleads an intruder that there is a security device which will capture all his actions.

If it is an outdoor camera that you are planning to install make sure that it is weather proof and water proof. So that it can bear the external heat and rain. In order to keep the lens clear and away from fog, have them placed besides the air duct and properly ventilated area. It should be tough enough to bear the intruder’s vandalism. These are some of the security devices to protect your home.
